This website will provide project updates and information about the planning process for

Sunset Ridge Stage 4.

Introduction

In 2019, The Town of Cochrane annexed 40 acres of land north of Melcor's Sunset Ridge Stage 3 lands from Rocky View County in anticipation of providing a future second access to Highway 22 and the future completion of the community.

As the landowner, Rohit Group is initiating the planning process for Sunset Ridge Stage 4; a key step in fulfilling the Town’s vision for a fully connected and complete community.

This process will:

  • Enable the construction of the second access to Sunset Ridge; and

  • Finalize the planning framework and land uses for the community.

Stage 4 Planning Process:

✓ Information Sharing and Public Engagement

Rohit is committed to keeping the community informed and providing opportunities for public input throughout the project.

✓ Amending the Sunset Ridge Stage 2 Area Structure Plan (ASP)

The Sunset Ridge Stage 2 ASP, approved in 2019, predates the annexation of the 40 acres. An amendment to the ASP is required to integrate the Sunset Ridge Stage 4 lands, ensuring transportation, servicing and land uses are compatible with Melcor’s development plans to the south.

✓ Amending the Sunset Ridge Stage 3 Neighbourhood Plan

The Sunset Ridge Stage 3 Neighbourhood Plan, also approved in 2019, must be updated to reflect the inclusion of Stage 4. This amendment will define:

  • Land uses

  • Transportation network

  • Servicing requirements

  • Development phasing

  • Guidance for zoning, subdivision, and infrastructure development

✓ Land Use Amendment

Upon approval of the ASP and Neighbourhood Plan amendments, a land use amendment is required to ensure alignment with Cochrane’s Land Use Bylaw and other relevant planning documents. If approved by Council, subsequent steps will include subdivision, development permits and building permits.

✓ Town Council Approval

Town Council is responsible for approving the ASP, NSP and Land Use amendments through formal Public Hearings.

Note: The proposed ASP and Neighbourhood Plan amendments are focused solely on incorporating the Stage 4 lands into the overall plans. Land uses in the previously approved stages will remain unchanged.
